Following is my letter to Holly Sands Apartments

Re: vacating and subsequent renters

Please specify the number of days and the dates for which the apartment remained empty.

On Monday r Tuesday, 23 or 24 November 2015, I went into the Holly Sands Apartment Office, Fort Walton beach, and Nicole was on the phone with a potential renter. The renter was interested in a one-bedroom apartment but according to Nicole there were none to show, and one will be vacated on the 30th of Nov (maybe it was referring to mine, I cannot be sure of that but that is one day after I would have moved out so I assumed it was 7G ) but that the renter could see a similar apartment if he (or she) would like to see it on Friday. That seemed to me to mean that there was a shortage of vacant one-bedroom apartments.

Just recently, Heather said that there were 14 vacant apartments!! How could that be if just a week and a half ago there werenโ€™t any?. And besides, since there were none then and apparently 14 now, mine should have priority.

I paid a $100 non-refundable fee that Heather described when I moved in as a โ€œmove-in feeโ€ Now she says it is a non-refundable deposit Deposits are by definition refundable or put towards cleaning, damage, etc which obviously it was not. So you are getting twice the cleaning and damage fees: 1. in arrears from the previous tenant and 2. up front from the new tenant. Heather said that I have to pay $759 which includes a monthโ€™s rent and cleaning fees now, and hope for a refund later if by chance the apartment will be rented.

I am not going to pay for a whole month of vacancy. According to Heather and Nicole I would only pay for the time it remained vacant. So that would only amount to a few days from 1 Dec onwards. I already paid a $100 โ€œmove-in feeโ€ that probably paid for a cleaning that the previous tenants also already paid for. Monday, the 30th of November was already paid for and I am waiting to hear from you how many days it remained vacant starting 1 Dec 2015. If Nicole was giving correct information when I overheard her conversation with a potential renter as mentioned above, then My apartment should have been rented very quickly.

I do not owe any utility fees. That is outrageous! While I was in the apartment, yes I paid for water usage, but when it is empty, there is no water usage, unless it is occupied by someone else, in which case that person pays for the water consumption.

Am I to be expected to believe that in a week and a half, 13 other people moved out of their apartments? Even if that were the case, my apartment would still get the priority

I was just fired from my job in Florida and I am living on social security now. Just monetarily, I cannot afford to blindly pay money that cannot be justified.

I do not enjoy these kinds of situations, but I have to find out what has happened and is happening.

The following is added:

{Send t me the number of days in December that the apartment remained empty, however, if you say the whole f December the apartment remained vacant, we have a problem. According to Nicole, as I mentioned above, on the 24th f November there were n apartments available, a week later, Heather says that there were 14 available. Not possibleโ€ฆ

I will need to see a detailed log from Holly Sands for the time frame in question in order to prove or disprove this}.

Reason of review: renter issue.

Monetary Loss: $809.

Preferred solution: I will pay for three days 1-3 Dec 2015 since that should be enough time to clean and rent the apt. I will not pay Dec 2015 utilities since I was not renting at that time. I already paid a $100 fee at move-in time towards cleaning fee.
